Objectives & Policies
HOSZ-O1 (Current and Future Development): Enable efficient and effective operation, expansion and future development of the Hospital and a wide range of hospital-related activities to meet District and regional health demands.
HOSZ-O3 (Regionally Significant Infrastructure): Manage adverse effects from hospital activities on surrounding environment while recognising Hospital's importance to economic and social wellbeing.
HOSZ-P1 (Regional Significance): Recognise regional significance by providing for existing and future hospital activities, hospital-related activities and ancillary activities; avoid fragmentation through inappropriate subdivision.
HOSZ-P2 (Protection of Land for Hospital Activities): Avoid establishment of non-hospital activities unless demonstrating direct requirement and not compromising safe and efficient hospital operation.
HOSZ-P4 (Adverse Effects): Avoid industrial activities except research laboratories for scientific/medical research; manage adverse effects at interface with adjoining zones.
HOSZ-P6 (Subdivision): Recognise that hospital operational requirements may necessitate larger height and bulk than surrounding environment; avoid fragmentation by retaining large sites and enabling subdivision only where required for hospital operation.
Notes
- Emergency and helicopter services access at any time; higher lighting and noise levels (particularly night) than other urban areas
- Some activities may be sensitive to external hospital effects; reverse sensitivity considerations apply
- Development must have regard to potential adverse effects beyond the site boundary
- Existing use rights may apply to impervious areas lawfully established prior to 15 July 2020
