Policies

PolicyKey Requirements
CCZ-P1 Character and AmenityRecognise vibrant urban environment, medium to high intensity development, range of retail/commercial/residential activities, active building frontages particularly at ground floor, pedestrian and cyclist oriented. Prioritise pedestrians and enhance active frontages at ground floor.
CCZ-P2 ActivitiesEnable residential activities, smaller scale retail activities, offices, restaurants, cafes, bars and entertainment facilities. Avoid rural production and industrial activities (except small scale artisan industrial). Maintain active frontage at ground floor. Ensure buildings are flexible and adaptable. Sleeve standalone car parking facilities with smaller scale commercial activities. Support transition from private vehicle to public transport.
CCZ-P4 Residential ActivitiesRequire building design to achieve active frontage at ground floor. Promote residential units above ground floor acknowledging reduced residential amenity due to mix of uses and late night activities.
CCZ-P5 ResidentialRequire residential units to provide sufficient internal space, outdoor living courts and noise insulation. Design residential units at ground floor sensitively to surrounding active frontages.
CCZ-P7 Building Scale and DesignPreserve sunlight access, retain human scale in built form and encourage transitions in height. Provide communal outdoor living spaces where individual courts not practicable.
CCZ-P8 Pedestrian-Centric EnvironmentManage new vehicle crossings and car parking to retain safe pedestrian network. Require verandahs along building frontages. Design subdivision to avoid rear sites, emphasise corner sites, and maintain narrow site frontages.
CCZ-P10 SafetyEnable higher building densities and varied setbacks where active frontages or pedestrian connectivity are enhanced, residential activities provided, or green roofs provided. Reduce personal safety threats using urban design and Crime Prevention Through Environmental Design principles.
