Hauraki Gulf Islands — Auckland

Land Units Overview

The Hauraki Gulf Islands zone is divided into the following land unit categories:

Landform Units (1–7): Coastal cliffs, dune systems and sand flats, alluvial flats, wetland systems, productive land, regenerating slopes, forest and bush areas. Applied to Waiheke, Great Barrier, Ponui, and Pakihi.

Island Residential Units (1–2): Traditional residential and bush residential development on Waiheke and Rakino.

Commercial Units (1–7): Oneroa village, Ostend village, local shops, visitor facilities, industrial, quarry, and wharf. Primarily on Waiheke; some apply to Great Barrier and Rakino.

Mixed Use: Matiatia gateway area on Waiheke.

Open Space Units (1–4): Ecology and landscape, recreation and community facilities, Rangihoua Park, and marae. Applied to Waiheke and Great Barrier.

Rural Units (1–3): Landscape amenity and western landscape on Waiheke; amenity on Rakino.

Conservation: Department of Conservation land and regional parks.

Island-Specific: Pakatoa and Rotoroa islands.

Standards for Multiple Dwellings (Sand Flats)

Multiple dwellings will only be considered discretionary where one or more of the following apply:

  1. Resulting number of dwellings ≤ what would occur if site subdivided per table 12.1 minimum site areas with one dwelling per resulting site
  2. Application made simultaneously for subdivision amalgamating sites such that number of dwellings on new site ≤ what could be achieved on original sites
  3. Land owned co-operatively by multiple individuals since prior to 29 September 1992

Proposals not meeting these standards are non-complying.
