Business - Light Industry Zone — Auckland
Zone Description
The Business – Light Industry Zone anticipates industrial activities that do not generate objectionable odour, dust or noise, including manufacturing, production, logistics, storage, transport and distribution activities. The anticipated level of amenity is lower than centres zones and other business zones. Activities sensitive to air discharges are generally not provided for. Air quality is managed by E14 Air quality provisions.

Assessment — Restricted Discretionary Activities
Matters of Discretion
Activities within 30m of residential zone:
- Compatibility of effects from intensity, scale, numbers of people/vehicles, and operation on amenity values; practicable mitigation measures
- Effects of design and location of parking areas, vehicle access and servicing on visual amenity and pedestrian safety
- Effects of location, design and management of storage and servicing facilities on amenity values of nearby residential properties
Offices accessory to primary activity (>30% of building or >100m²):
- Potential reverse sensitivity effects that could inhibit light industry operation
- Development or expansion that could reduce opportunities for light industry
Activities within 100m of Business – Heavy Industry Zone:
- Potential reverse sensitivity effects on heavy industrial activities
Buildings not complying with standards:
- Relevant policies
- Purpose of the standard
- Effects of infringement
- Effects on neighbouring sites
- Special or unusual site characteristics
- Development characteristics
- All infringements (if multiple)
Objectives
- Light industrial activities locate and function efficiently within the zone
- Establishment of activities that may compromise efficiency and functionality of the zone is avoided
- Adverse effects on amenity values and natural environment, both within the zone and on adjacent areas, are managed
- Development avoids, remedies or mitigates adverse effects on amenity of adjacent public open spaces and residential zones
Policies
- Enable light industrial activities to locate in the zone
- Avoid reverse sensitivity effects from activities that may constrain light industrial activities
- Avoid activities that do not support the primary function of the zone
- Require development adjacent to open space zones, residential zones and special purpose zones to manage adverse amenity effects
- In identified locations enable greater building height where it is efficient use of land and can be accommodated without significant adverse effects on adjacent residential zones
- Avoid reverse sensitivity effects from Business – Light Industry Zone activities that may constrain heavy industrial activities in Business – Heavy Industry Zone
- Require activities adjacent to residential zones to avoid, remedy or mitigate adverse effects on amenity values
- Restrict maximum impervious area within riparian yard to ensure adverse effects on water quality, quantity and amenity values are avoided or mitigated
